Lender services03Order to funds
A general outline of how a closing runs with M1. Every file is a little different, and your closing contact will walk you through yours.
You send the contract details through the order form, by email, or drop them off. One person on our side owns the file from here.
We search the title to confirm the seller is the true owner and that nothing outstanding will damage the transfer.
Timely, accurate title commitments go out so everyone on the file knows where things stand.
Existing liens are satisfied. Closing documents are prepared and checked against the lender’s instructions.
The closing is handled properly and professionally, with the people involved kept in the loop.
We pay the parties quickly, often the same day the transaction closes. Checks are usually cut the same or next business day.
04Wire fraud
Criminals break into email accounts and swap in new wiring instructions. By closing day the money is often gone. Four rules keep yours yours.
How wire fraud worksHackers have learned to exploit the real estate closing process to steal millions of dollars from people buying or selling a home.
When you receive instructions on where to send money before closing, call your contact person at the title company to verify. Then call your bank to verify as well.
Call right after money is sent so you can confirm it was received by the correct recipient.
Contact your bank, mortgage company and title company right away if anything is in question. If something is wrong, you may need to contact your local FBI office.
05Protecting your paperwork
We follow industry procedures built for privacy and security, including ALTA’s Best Practices, TRID and Data Call, and go beyond them in seven ways.
Your information is protected from the first time you contact us.
Much of today’s wire fraud starts in email, so any email we send with private information is encrypted.
A third-party compliance firm tested our systems to make sure hackers do not have easy access.
Our offices have a firewall on all Internet traffic going in and out.
Your data is backed up often, so a disaster does not mean lost files.
We carry cybersecurity insurance to protect affected parties if there is ever a data breach.
All files and paperwork are locked up every night.
